Housing and commercial development projects get the go-ahead once they have had, and passed, a housing viability evaluation. Usually these appraisals are carried through hiring a niche firm dedicated to give such appraisals, such as Three Dragons. But what sort of criteria should such a proposed site meet so it can be given the go ahead? Some fundamental preconditions could be :-
- a taking into account of the industries and common salaries in the location immediate to the proposed development site
- accessibility to the suggested housing project by motorcar, rail, bike, and by walking
- the affordability of the kind of properties (or office space if it’s an industrial park) in relation to the local community
- the construction / design costs for the proposed new site
- effect the development may impose on immediate transport roads
- recent experiences of similar development properties in the region
- influence to the county council - more streets to tidy, street lights to put up, rubbish to take away
That gives you just an initial understanding of the sorts of things projected new development zones are assessed for. A damaging influence by one or more of the above-mentioned points may forstall the entire project. Of course, there will be further matters particular to each individual development property plan, and further matters not mentioned in this article.
